An Established Presence

The opening of Kardham Belgium builds on the actions carried out by the Group in Belgium over the past several years. Kardham already supports a number of European and Belgian institutions through assignments that have gradually expanded to encompass its full range of expertise: consulting, architecture, engineering, design and digital solutions.

The Group is also regularly engaged by international clients seeking support for their projects in Belgium. In 2022, Kardham’s workplace and design & build teams designed and delivered TotalEnergies’ new headquarters in Brussels (17,000 sqm). The opening of Kardham Belgium now provides the Group with a local presence to better address this market.

Belgium and Luxembourg: Promising Markets

As the European capital and home to numerous institutions, international organizations and corporate headquarters, Brussels naturally emerged as the ideal location for Kardham Belgium.

While the broader European market remains cautious, Brussels’ office market, estimated at more than 12.5 million sqm*, continues to demonstrate resilience. Partly ageing, the office stock offers significant opportunities for transformation, driven by growing expectations regarding sustainability and user experience.

Beyond Belgium, this new office also opens up development opportunities across the Benelux region, particularly in Luxembourg, where Kardham already has established references. A complementary market, characterized by strong activity and a premium positioning.

An Integrated Model for a Demanding Market

Kardham Belgium will offer services covering the full scope of the Group’s expertise, with a particular focus on design & build and project management.

While remaining open to new opportunities, the teams will primarily target key accounts — institutions, international companies, law firms, as well as organizations operating in finance, insurance and healthcare — for whom workplace environments are a strategic asset.

Kardham Belgium intends to differentiate itself through several key strengths:

  • An integrated approach, enabling complementary expertise to be mobilized in a coordinated manner on complex projects, while leveraging a proven network of local partners.
  • Strong sustainability expertise, including reuse practices already implemented within fit-out projects, in response to the growing demand for eco-responsible solutions in the Brussels market.
  • A service-oriented approach to workplace environments, integrating digital and multimedia solutions, which remains relatively underdeveloped in Belgium.
  • An independent positioning, with no transactional activity, ensuring the absence of conflicts of interest.
  • A local presence, fostering proximity and a deep understanding of market-specific challenges.

A Local Team to Accelerate Growth

The subsidiary is headed by Benoît Cruysmans, Managing Director.

An architect by training, entrepreneur and sustainability expert, he brings more than 20 years of experience in the real estate sector, combining design, project management and strategic consulting. He founded his own architectural practice, through which he delivered more than 75 projects in Belgium and France, before creating and leading ESG and sustainability departments within major international firms, including CBRE and Colliers.

His hybrid profile, combining strategic vision, operational expertise and a strong commitment to more responsible real estate, represents a key asset in structuring and accelerating the development of Kardham Belgium.

The Belgian subsidiary launches with a team of five employees, some of whom are already involved in assignments for European institutions. The ambition is to build a team of around ten professionals within the next four years, bringing together complementary profiles including architects, engineers, design & build specialists and business development experts.

Depending on project requirements, Kardham will also leverage the expertise of its French teams, particularly those based in Lille and Paris.

This new office reflects the Group’s commitment to designing spaces that are more sustainable, more efficient and more useful, while remaining closely connected to local markets.

"I am proud to join Kardham and lead the development of its Belgian subsidiary. I see this project as a true intrapreneurial adventure, with the ambition of contributing to the Group’s growth. My goal is to build a committed team and deliver projects with strong user value, fully embracing our shared values of sustainability and resource efficiency," comments Benoît Cruysmans, Managing Director of Kardham Belgium.

"This opening is the culmination of a development strategy initiated several years ago in Belgium and Luxembourg. It enables us to strengthen our presence in the Benelux region and deploy our integrated model at the heart of a particularly demanding ecosystem, supporting our clients with greater proximity and responsiveness," adds Mildred de Gasquet, Regional Director Benelux.

"The opening of Kardham Belgium marks a decisive milestone in our European expansion strategy, initiated in 2019. It reflects our ambition to establish a long-term presence in key markets through a pragmatic approach, selecting in each context the most relevant development model to support the real estate transformations of businesses," concludes Jean-François Couëc, Chairman of the Kardham Group.
