Located in Paris’s 12th district, the Vivacity building, owned by Covéa, benefited from a comprehensive optimization and value-enhancement assignment led by KARDHAM Investor Consulting.

The objective was to strengthen the asset’s attractiveness, clarify its market positioning and support its leasing performance in a rapidly evolving office market.

An identity strategy serving asset value

KARDHAM Investor Consulting was involved from the outset in defining the identity and concept of the building, in order to create a clear, coherent and differentiated value proposition.
The assignment included:

  • defining the concept and positioning strategy,
  • recommending communication tools and proposing a budget framework,
  • drafting an agency brief, selecting and supporting the agency in the design of the tools,
  • creating a distinctive identity concept and developing a structured communication plan.

This approach helped establish a strong and attractive identity, aligned with market expectations and the owner’s ambitions.

Technical and functional optimization of spaces

In parallel, KARDHAM conducted an in-depth analysis of uses and spatial potential, with the aim of improving the clarity, flexibility and efficiency of the offer:

  • identification of circulation paths, layout opportunities, and preparation of area schedules and floor plans,
  • recommendations regarding the typology of leasable floor plates (partitioning, fit-out, plug & play solutions, decoration and accessories),
  • identification of key points of attention, reuse opportunities and divisibility options, enabling the asset to address a wide range of tenant profiles.

This work resulted in a functional, adaptable offer aligned with contemporary office uses.

A structured and competitive leasing strategy

KARDHAM Investor Consulting also provided end-to-end support for the leasing process, including:

  • defining the leasing strategy and setting up a competitive mandate,
  • benchmarking competing buildings and analyzing prospecting opportunities,
  • organizing and managing the commercialization process (tour routes, space planning, support during visits),
  • providing negotiation support, including recommendations, coordination, tailored proposals and argumentation.

An integrated approach serving long-term performance
